The owners of this home in NW Portland had an old failing coating and had begun to notice moisture intrusion in the living space below. Upon examination by BUILDTEK it was determined that there was insufficient flashing to prevent water from seeping behind the siding and below the coating and there were also several areas where the thin-mil build system had worn away and exposed the plywood sheeting.
The original deck and sheeting was removed and new CDX plywood installed to accommodate a 1/4 inch per foot grade away from the house. There was no damage to the supporting joists so no additional repairs were necessary. As with all projects of this nature where water has penetrated a waterproof coating it is essential to perform a comprehensive inspection to ensure there is no evidence of dry rot or mildew. Our factory trained installers note any damage and always advise the client once the initial phase of demolition is completed and before we start to rebuild the structure.
We installed new deck-to-wall flashings and a custom drip edge around the perimeter and started to mechanically fasten the metal lath over the WP-40 membrane. We then applied the first of 3 polymer modified cementitious coats that comprise the Westcoat ALX waterproofing system.
After water testing the surface to ensure proper drainage we applied a light texture coat with a concrete grey integral color and sealed with Westcoat sealer.
The entire project was completed in 7 days on budget and ahead of schedule to the satisfaction of the homeowners.
