This condo complex was in the middle of an extensive upgrade and remodel of the exterior cladding when the general contractor noticed evidence of water damage in several units. The source of the problem was traced back to failed waterproof system on the decks and balconies so Buildtek was contacted to evaluate the project. Upon inspection it was determined that the front elevation concrete walkways lacked proper flashings and as the result moisture has intruded into the framing below the concrete and into the wall cavity below, furthermore, due to the complete failure of the old waterproof system all rear elevation decks sustained extensive water damage to the deck sheathing and the deck structure and had to be completely rebuild.
We recommended Westcoat MACoat system for concrete walkways and Westcoat ALX system for wood decks. Mock-ups were provided for each system and it didn’t take long for approval by the Condo
As part of their renovation process the general contractor removed all damaged sheathing and repaired damage to the walls below the concrete walkways. Rear elevation decks were reframed and new 3/4” CDX sheeting with a slope of 1/4” per foot to allow water to drain away from the units. Build Tek had a very tight window to apply the material around all of the units while minimizing disruption to the tenants. To further complicate things the work needed to be completed in the fall, a notoriously wet and colder months along the Oregon Coast. We had to tarp off each level and heat the areas to allow the polymer-modified cement to cure properly.
With great cooperation from the tenants we scheduled each layer of the system to be applied at certain time of the day so tenants could have access to their units over the entire course of the project.
We applied our Westcoat ALX and MACoat deck waterproofing material throughout with particular attention to details along the edges where we had custom stainless steel flashing and drip edges to integrate with other materials. This deck waterproofing material is the most widely specified product for projects of this nature where you just cannot afford to have any risk of failure.
In total the project took just 6 weeks to complete and the owners now have a low maintenance deck surface with a contemporary appearance in keeping with the recent upgrades to the complex.
